If you are a buyer or seller, professional investor or first time home buyer, residential landlord, or commercial development baron, I can help you navigate process, from contract to close, from full representation of your interests on your behalf to simple contract review. I have been involved in countless real estate transactions, coming at them from many perspectives including as an owner of an appraisal company, as a real estate broker, as a title insurance closing attorney, and as a transactional attorney representing buyers' and sellers' interests. Did you know attorneys in Texas are permitted to engage in real estate brokerage services, just like a licensed real estate broker? Click the button to the right to book a 20-minute phone call to discuss how we can work together to make your real estate transaction happen.
FOR REALTORS to Refer their Buyer and Seller Clients:
If you are a Realtor, I will review any standard TREC contract for your referred buyer or seller client for a flat fee of $200 for 2 business day turnaround and $300 for a 24-hour turnaround. A 20-minute phone consultation following the review, during which I can answer specific questions, can be scheduled for an additional $50.
IF, AFTER READING THE PROCESS BELOW, YOU HAVE QUESTIONS ABOUT THIS SERVICE, PLEASE EMAIL ME AT david@dstevenslegal.com.
Here is the simple 4-step process...
1) First, you email the contract to CONTRACTS@dstevenslegal.com. Be sure to include the contract AND ALL ADDENDA (such as the Third-Party Financing Addendum, or the Addendum for Property Subject to Mandatory Membership in a Homeowners Association). Also, please include your client(s)' contact information, including an email for me to send the Contract Review Attorney-Client Agreement for e-signing. Also, in the e-mail please instruct me as to who will be paying the invoice. Some Realtors like to pay for this service up front for their clients. Another option is for the clients to pay up front, but the Realtor can give the clients a credit for the cost on the settlement statement if the deal closes. Or the clients can simply pay for the service up front themselves. Its totally up to you, and the question of who pays does not affect the attorney-client relationship, which will be between me and the clients. I just need to know who to e-mail the invoice to.
2) Upon receipt of the contract and client contact information, I will e-mail your client(s) a Contract Review Attorney-Client Agreement to e-sign.
3) After the Contract Review Attorney-Client Agreement is e-signed, I'll e-mail an invoice and a payment link to pay by credit card to whomever is paying per your instructions in the e-mail in step one.
4) Then, I will review the contract and e-mail your clients a written analysis, offering any recommended edits to special provisions language, and identifying risks. If a 20-Minute phone consultation has been invoiced and paid, I will offer available times for the client to schedule the call.
Again, please E-MAIL ME at david@dstevenslegal.com if you have any question about the process.
BULK DISCOUNTS.... I offer Realtors the opportunity to pre-purchase Contract Review Certificates in bulk, at a discount. If you are a Realtor who likes to pay for Contract Reviews for your clients, this gives you a way to save 33% off the regular fee. Purchase at least five certificates at one time, and receive 24-hour turnaround for FREE (meaning, you don't have to pay the $100 RUSH FEE on any of the purchased Contract Reviews). Contract Review Certificates can be given to your buyer and seller clients to be redeemed for the above-described services.
FOR BUYERS AND SELLERS:
If you are a Buyer or Seller and you would like your standard TREC (Texas Real Estate Commission) real estate contract reviewed before you sign it, or even after you have already signed it, the flat fee is $200 for 2 business day turnaround and $300 for a 24-hour turnaround. A 20-minute phone consultation following the review, during which I can answer specific questions, can be scheduled for an additional $50.
